Types of Home Inspections
As a home inspector we conduct a few different kinds of inspections.
Seller inspections (Move In Certified Inspections) are not as common but are the most undervalued type of inspection. These clients take a step in the right direction by having the home inspected for the purpose of: disclosing defects, and or repairing defects found during the inspection before the home is put on the market. As part of this inspection, we allow all potential buyers of the property to review an Inspection Report online and see what a licensed home inspector has already viewed at the property. This makes the seller appear to be putting the right foot forward and not hiding behind the walls of the home. This gives the seller the upper hand during last minute negotiations as everyone already should know what the issues with the home are before they sit down to hash out the details. This inspection potentially eliminates the 11th hour negotiations and the deal killing discoveries that happen when the buyer’s inspector shows up, not to mention the hours and hours wasted by the listing agent and buyer’s agent on this transaction!
Buyer inspections are the most common. These clients are looking to buy a specific home. They have made an offer and now have a chance to have a licensed home inspector take a real close look at the home before they buy it. They may use our report for bargaining power during their negotiations with the seller as well as gaining knowledge about the specifics of the home before they move in.
Annual Inspection Plans are the most valuable of all the inspections we offer. All you need to do is sign up for an Annual Inspection plan to start receiving immediate benefits.
